It may be said that there are no perfect Landlords or perfect Tenants. But when you’re looking to rent a flat or premises you certainly want to know you are dealing with a reasonable Landlord.

It’s important to attune oneself and realize that things in our mind don’t always play themselves out the same way in the real world. Hence there is a difference between service expectations versus service delivery or absence thereof.

HOW TO SPOT AN HONEST AND REASONABLE LANDLORD?

1. Transparency
Your landlord should be honest but more importantly Transparent. Being upfront and franc about the details of the flat is vital. For example: is the apartment hot or cold, is there good cell phone signal. If the Landlord is not upfront before hand you can imagine what will happen once you become a tenant.

2. Reasonable
No one is suggesting that you pay your rent late, but a flexible landlord can meet you on your terms should an emergency
(such as hospitalisation) arises.
Ask if you can pay rent on a certain date (depending on your paycheck) and see the response you get. Talk to neighbours or previous tenants.

3. Attentiveness
Almost all landlords will want you to be prompt on your rent payment. But will they show the same attentiveness if you have a leaking water pipe?

4. Customer-Focused
Tenants are the reason Landlords are in business and as such good tenants need to be respected. The best landlords will go the extra mile to make you feel at home. They will make a point of mentioning good schools or stores around the area and take interest in ensuring your accommodation is as peaceful as possible.
